Bank valuation of housing in July rose to 1525 euros per square meter

The median bank valuation of housing in July was 1,525 euros per square meter, up seven euros from June and up 7.6% year on year, the National Institute of Statistics (INE) said this Monday.

In a statement released this Monday, INE said the number of bank valuations was around 25,000, representing an increase of 8.1% from the previous period and a decrease of 13.1% year-on-year.

All regions of the country showed growth compared to the previous month, with the exception of the Azores (-0.1%), with the most significant increase recorded in Madeira (3.3%).

Compared to July last year, the median value of estimates increased by 7.6%, with the highest variation in the Madeira region (20.5%) and the lowest in the North (6.7%).

In the reporting month, the median bank valuation of apartments was 1,698 euros per square meter, which is 7.8% more than in July 2022.

The highest values ​​were observed in the Algarve (€2187/m2) and the Lisbon metropolitan area (€2048/m2), with Alentejo recording the lowest value (€1115/m2) and the Madeira region the highest. growth in the most expressive analogue (27.3%) and in the Northern smallest (7.4%).

The median value of T2 apartments (two bedrooms) fell by four euros, to 1,723 euros/m2, while T3 increased by six euros, to 1,498 euros/m2.

The median bank valuation of houses in July 2023 was 1,184 euros/m2, representing an increase of 4.9% compared to the same month of the previous year.

The highest values ​​were observed in the Algarve (2144 €/m2) and the Lisbon area (2022 €/m2), while the lowest values ​​were recorded in the Center and Alentejo (960 €/m2 and 1026 €/m2). respectively).

Alentejo saw the highest year-on-year growth (12.6%), with no region recording a decline.

Compared to the previous month, the appraised value increased by 0.9%, with Alentejo showing the largest increase (2%), with a single decrease in the Autonomous Region of Madeira (-0.2%).

The average cost of houses T2 and T3 in both cases increased by nine euros, to 1159 euros/m2 and 1156 euros/m2 respectively, while the typology T4 increased by 15 euros to 1266 euros/m2.
