According to the National Institute of Statistics (INE), the Autonomous Region of Madeira experienced the most intense fluctuations (20.2%) and the Center the smallest increase (6.2%).
Last year, the median cost of bank valuations carried out as part of home loan applications increased by 8.7% for apartments and 6.2% for houses, respectively, to €1,693/m2 and €1,185/m2 (€1,558) . /m2 and 1116 euros/m2 in 2022).
Taking into account only December 2023, the median bank price increased by six euros (0.4%) compared to the previous month, to 1,536 euros per square meter, remaining 5.3% above the December 2022 level (5.6 % In November).
The number of assessments included in the December median was 29,477 (18,993 apartments and 10,484 houses), up 0.8% from November and up 21.8% from last year.
The West and Tagus Valley region recorded the most significant increase compared to the previous month (2.1%), with a single decrease recorded in the Autonomous Region of the Azores (-0.2%).
Compared to December 2022, the median value of estimates increased by 5.3%, with the most intense fluctuations observed in the autonomous region of Madeira (15.5%) and the lowest in the Algarve (0.9%).
The median bank valuation of apartments in the reporting month was 1,703 euros per m2, which is 4.3% more than in December 2022.
The highest values were recorded in Greater Lisbon (2277 euros/m2) and in the Algarve (2054 euros/m2), with the Center recording the lowest value (1130 euros/m2).
In turn, the Madeira region showed the most significant year-on-year growth (17.4%), while the Azores had the only year-on-year decline (-2.7%).
Compared to November, the assessed value of apartments increased by 0.4%, with the largest increase recorded in Oeste and Vale do Tejo (1.2%) and the largest decrease in the Algarve (-0.5%).
The average assessed price of apartments T2 (two bedrooms) increased by 13 euros, to 1,750 euros/m2, and T3 decreased by one euro, to 1,504 euros/m2.
In total, these typologies made up 80.1% of apartment assessments completed in December.
As for the median bank valuation of houses, in the last month of 2023 it was 1210 euros/m2, representing an increase of 5.4% compared to the same period last year.
The highest values were observed in Greater Lisbon (2196 euros/m2) and the Algarve (2088 euros/m2), while Centro and Alentejo recorded the lowest values (937 euros/m2 and 990 euros/m2, respectively). .
Alentejo showed the highest year-on-year growth (13.3%), with declines recorded in the Algarve (-1.3%) and Greater Lisbon (-0.5%).
Compared to the previous month, assessed home values rose 0.9% in December, with Oeste, Vale do Tejo and Alentejo posting the highest increases (each 3.7%), with the sharpest declines in the Azores (-1.7%).
The average price of T2 homes rose by €24 to €1,174/m2, with T3 types up by €17 to €1,204/m2 and T4 types down by four euros to €1,238/m2.
In total, these typologies represented 89.8% of housing assessments conducted during the period analyzed.
In December 2023, Greater Lisbon, Algarve, Setubal Peninsula, Madeira Autonomous Region and Alentejo Maritime region provided estimated values of 47.6%, 34.4%, 14.1%, 11.8% and 9.0%, respectively, higher than in the country. median.
In contrast, Beiras and Serra da Estrela, Alto Alentejo, Alto Tamega and Barroso were the regions that presented the lowest values in relation to the national median (-47.9%, -46.6% and -45.7% respectively).
