The median value of bank valuation of housing increased by 13.7% in 2022.

The bank valuation of homes with loan applications to purchase increased by 13.7% in 2022 to 1,400 euros per square meter (EUR/m2), up 227 euros/m2 from the previous year’s average, INE said this Friday.

“The average value of the assessment for 2022 was set at 1400 euros/m2, which means an increase of 13.7% compared to the previous year,” says the December review of the National Institute of Statistics (INE) regarding the assessment of banks.

With regard to the nature of housing, the median value of the bank assessment increased by 14.6% in apartments and by 11.0% in houses, respectively, to 1558 EUR/m2 and 1116 EUR/m2 (1359 EUR/m2 and 1005 EUR/m2, respectively ). in 2021).

Regionally, the value of the score increased across all NUTS II, with the Algarve “representing the most intense variation (16.7%) and the Azores Autonomous Region the smallest increase (8.8%)”.

In December 2022, the median value of the bank’s valuation increased by nine euros (0.6%) sequentially and by 13.5% year-on-year (13.9% in November) to 1458 euros.

The largest increase in December compared to the previous month was registered in the Algarve (1.8%), and the lowest in Alentejo (0.4%).

In apartments, in December, the median value of bank valuation was 1633 euros/m2, an increase of 15.1% compared to the same month in 2021, with the highest values ​​observed in the Algarve (2026 euros/m2) and in the Metropolitana de Lisbon area (1939 euro/m2), while Alentejo recorded the lowest value (1057 euro/m2).

The median value of the bank valuation of houses remained unchanged in the chain, but increased by 11.5% compared to December 2021. The highest values ​​were also recorded in the Algarve (€2115/m2) and in the Lisbon metropolitan area (€1997). euro/m2). Conversely, Alentejo and Centro have the lowest values ​​(€951/m2 and €960/m2 respectively).

The number of bank appraisals decreased for the seventh consecutive month to 24,193 appraisals (15,369 apartments and 8,824 houses), representing a decrease of 20.1% in homologous terms and 27.0% compared to the series’ peak recorded last May of the year.
