The government’s decision on a new airport has already caused an increase in demand for housing in Montijo and Alcochete.

In the municipalities of Montijo and Alcochete, as well as in the district of Setubal, land and houses are already at very high prices for most citizens, but operators in the sector believe that demand will increase in the near future.

“What effectively stimulates the construction, as well as the buying and selling of real estate in this region, is its location in relation to Setúbal and Lisbon. more harmful than bringing something positive,” said Claudio Oliveira of Imobiliária Novo Impacto, who has worked in the sector for more than 12 years.

“Of course, builders and landowners expect demand to grow even more, but the reality is that in recent years supply has been lower than demand,” he said, assuring that the average Portuguese is already struggling to buy a home. and that “the main buyer of homes in the region is already the international market.”

In the municipality of Alcochete, where a new apartment or new house can cost tens of thousands of euros more than in Montijo or Zamora Correia, Ana Nascimento of Imobiliária Century21 Nações believes that real estate is already very expensive and that the announcement of the New Airport will not have a very significant impact on prices.

“A new T2, brand new, in Alcochete cannot be bought for less than 450,000 euros. A townhouse can cost about 550,000 euros, private houses – about 1.2 million euros,” he said.

Despite the high prices, Ana Nascimento said on Wednesday, a day after the new airport was announced, “some large construction companies were already looking for land in the region to see what they could build.”

Francisco Bacelar, vice-president of the Association of Real Estate Agents of Portugal (ASMIP), has no doubt that the construction of a new airport and high-speed train “will generate great interest both in the surrounding area and in the world.” access roads that can facilitate real estate development.”

“This will be a new real estate hub, like Expo98 was 20 years ago. There will be a new real estate hub around the airport, a new city, which is expected in the coming decades,” he added, warning that “obstacles may arise.” which pushes back the deadline set by the government for the construction of a new airport.”

According to the government, led by Social Democrat Luis Montenegro, the future infrastructure, which will be called Luis de Camões Airport, should be completed within 10 years.

The choice of the Alcochete shooting range coincides with the recommendation of the final report of the Independent Technical Commission responsible for the strategic environmental assessment of the new airport.
