The President has introduced an exemption from paying the registration fee for young people when purchasing their first home

This Wednesday, the President of the Republic announced a government decree that establishes an exemption from paying the registration fee for young people under 35 years of age who are buying their first home.

“The President of the Republic has published a government decree establishing the exemption and reduction of fees charged for the registration of the first acquisition by young people aged 35 and under of real estate intended for personal and permanent residence, as well as for the registration of mortgages intended to secure the loan granted for this acquisition,” reads a statement published on the official website of the President of the Republic.

This is a government regulation-law that stipulates that young people under 35 who are preparing to buy their first home do not have to pay registration fees when buying a home worth up to €316,772.

The exemption from these fees is provided for in the draft decree-law to which Lusa had access, and concerns houses whose tax asset value (VPT) does not exceed 316,772 euros.

If the purchase of the first home is made using a loan (which requires the registration of an appropriate mortgage), the saving will be 450 euros. If a mortgage is not required, the amount to be paid together with the registration will be 225 euros.

This exemption, as detailed in the draft diploma, includes the registration of a “first high-value acquisition” of real estate intended exclusively for personal and permanent residence, “the value of the tax assets of which does not exceed 316,772 euros, in favor of taxpayers aged 35 years or younger on the date of transfer.”

If these conditions are met, there is also an exemption from fees when applying for a mortgage.

This diploma complements the exemption from IMT and stamp duty on the purchase of a first home by young people under 35 years of age, which was presented by the Government and already announced by the President of the Republic and which should come into force. apply from 1 August, the date indicated by the Government when this measure was approved by the Council of Ministers.
